Multifamily
Selling a duplex, triplex or fourplex
Two to four unit buildings draw two distinct buyers: owner-occupants who will live in one unit, and investors who buy on the numbers. Your plan is designed to reach both while respecting your tenants throughout.
- Pricing from income and sales. I compare recent multifamily sales and show how current and market rents translate into value.
- Clean numbers. A rent roll, leases, deposits and a 12-month expense summary, prepared before buyers ask.
- Considerate showings. Grouped showing windows with proper written notice. California law generally treats 24 hours' written notice as reasonable.
- Tenant protections. We confirm how California's Tenant Protection Act (AB 1482) and any local rules apply before buyers review the leases.
- Estoppels and transfers. Tenant estoppel certificates and deposit transfers, handled through escrow.

Listed as-is first, then took the advice
Before listing, he suggested a few upgrades and staging tips to maximize the home's appeal, but I was hesitant due to budget constraints. The principal costs are the listing brokerage commission, escrow and title fees, San Mateo County transfer tax, and any repairs or credits negotiated with the buyer. Commissions are negotiable and are not set by law.

Should I fix things up or sell as-is?
That depends on the home and the buyers it is likely to attract. Paint, flooring, lighting and landscaping often return more than they cost. Major remodels usually do not.

How long does it take to sell?
