Listed as-is first, then took the advice
Before listing, he suggested a few upgrades and staging tips to maximize the home's appeal, but I was hesitant due to budget constraints. Initially, we listed the home as-is and received an offer at asking price, but I was hoping for more. Thankfully, while the home was still on the market, we managed to make the recommended updates and stage it. As a result, we received two additional, much higher offers. Had I followed Nestor's advice from the beginning, I would have saved two months of mortgage payments and avoided unnecessary stress.
San Bruno, after another agent could not sell it
Nestor sold my house in San Bruno and he's the best agent I have ever worked with. I was originally working with another agent but they weren't able to get the job done after months of working with them. Parents' home of 50+ years
When it was time for my parents to sell their home of 50+ years, we interviewed several realtors who presented their plan to us. Nestor's approach was by far the most extensive and thorough. Selling a late relative’s home
It was a tough decision as the property belonged to a relative that had recently passed away. Nestor was kind, compassionate and not pushy at all. He told us what he would do and he followed up! [...] His knowledge of what was needed to upgrade items in the house was outstanding (even though we didn't feel exactly how he did about replacing lighting etc., we came to find out that he was right and the upgrades he recommended help to get the highest price for this property!). When the move is personal
This was not an easy move for my wife and I, we had 20 or so years of stuff we had to either part, sale or move to our new location. Nestor, helped us with all of this from holding garage sales, packing ,and recommending contractors for our current house to movers for our new house. First-time buyer on a tight budget
I worked with Nestor for a couple of years before finding the one home for me. I was very particular about the type of property I wanted to buy, and a low budget and the scorching market did not help my cause. Nestor was very good at explaining the home buying process to me, a first-time home buyer. We'd spend hours reading disclosures, and eventually, I was able to read these on my own and know what to look for.

I was actively searching for a condo for months and grew frustrated with the options I was left with - extremely high prices for small subpar condos and studios. First purchase, plain-English guidance
If I could give Nestor 10 stars, I would! He helped me through the whole crazy home-buying process and kept me totally sane. He was so patient, explained everything in plain English, and genuinely cared that I found the perfect spot. Seriously, if you need a realtor who treats you like a friend but knows exactly how to get the job done, he's your guy.
Honest about the downsides
Nestor also provided an honest perspective as to the pros and cons of the properties we viewed as well as potentials concerns that I would have never thought of. This was very important as I didn't feel he was trying to make a quick sale but rather help find the perfect home for me while establishing real expectations of the various locations.

When we first met Nestor we needed to purchase a property immediately in order to qualify for a 1031 exchange. [...] Nestor negotiated a short closing time, seller financing option, as well as saving us tens of thousands under the list price. He arranged all the inspections, kept in constant contact with the title company to keep things on schedule, and found a tax intermediary to handle the 1031 exchange.
