San Bruno lies between San Francisco and Silicon Valley, served by BART, Caltrain and three freeways, with SFO next door. Its neighborhoods range from walkable pre-war blocks near downtown to mid-century homes in the western hills.

Getting around

  • BART: San Bruno station at 1151 Huntington Avenue, next to Tanforan, on lines to San Francisco, the East Bay, SFO and Millbrae.
  • Caltrain: the downtown San Bruno station on San Mateo Avenue, for travel down the Peninsula.
  • Freeways: I-280 through the center of town, I-380 to the north, and US-101 along the east side.
  • SFO: immediately adjacent, a short drive from most neighborhoods.

Belle Air Park (Belleair)

East of El Camino, by downtown

One of San Bruno’s oldest subdivisions. Pre-war cottages and post-war bungalows share the same blocks, most with two or three bedrooms on smaller city lots. San Mateo Avenue’s shops and the Caltrain station are within a short walk, and SFO is minutes away.

Lomita Park

East San Bruno, near El Camino Real

A century-old pocket of modest bungalows on quiet streets, with newer apartment buildings closer to El Camino. Its smaller homes have historically offered one of the more attainable paths to owning a house in San Bruno.

San Bruno Park

East San Bruno

A residential area on the flatter east side of town, close to El Camino Real, Tanforan and the BART station. Ask me for the most recent sales on specific blocks, since values can shift noticeably from one street to the next.

Capuchino Village

Central San Bruno, between El Camino Real and I-280

A central neighborhood of single-family homes with quick access to I-280, El Camino Real and downtown. I can take you through recent sales and the streets buyers tend to favor.

Parkview Terrace / San Bruno Heights

Central San Bruno

Single-family homes in the center of town, within reach of San Bruno City Park and downtown. Lots, views and condition vary considerably, so comparable sales must be selected with care.

Huntington Park

Between El Camino Real and I-280

Pre- and post-war homes on lots of about 5,000 square feet, many expanded or remodeled over the decades. Close to downtown, San Bruno City Park and Junipero Serra County Park, with the BART station a short drive or bike ride away.

Mills Park

South of San Bruno Avenue, near Bayhill

Built mostly between the 1940s and mid-1950s: one-story homes with one-car garages on curving streets. Quick access to I-380, BART, Caltrain and the Bayhill shopping center.

Crestmoor Park 1, 2 and 3

West of I-280

MLS areas 515 to 517

Classic 1950s and 1960s homes, mostly three bedrooms, on curving and sometimes steep streets. Some have bay views, and Crestmoor Canyon’s trail runs through the neighborhood. Several streets, including Claremont, Earl and Glenview, were rebuilt after the 2010 pipeline explosion, so newer homes sit beside the originals.

Monte Verde

Western hills

Mid-century one- and two-story homes, generally larger than those in the flats, with three to five bedrooms, wide frontages and two-car garages. Owners tend to stay for many years, so listings are limited.

Portola Highlands

Off Sneath Lane, western hills

MLS area 511

A small enclave reached from Sneath Lane, with streets named after California counties. Most homes date from the 1960s and many back onto protected open space. The Sweeney Ridge trail starts at the end of Sneath Lane.

Rollingwood

Western hills

A residential neighborhood whose streets follow the contours of the hills, giving many homes easterly views. Expect more fog than downtown, and a street layout set back from the main roads.

Pacific Heights / Sea Cliff

Along Skyline Boulevard

High on the ridge, closer to Pacifica than to downtown. Late-1950s and 1960s homes on winding roads with bay views, along with Marisol, a newer community of larger homes built in 2004, and apartment communities along Skyline.

Peninsula Place Condos

Commercial districts: Bayhill is home to office campuses, including YouTube’s headquarters, and a shopping center; downtown runs along San Mateo Avenue.

Trade-offs to weigh before you buy

  • Weather varies with elevation. The western hills see more fog and wind than the flats near downtown.
  • Airport proximity. Homes on the east side sit closest to SFO. Visit at different times of day and listen for aircraft.
  • Older housing. Most homes are 60 years old or more. Plan for inspections and updates; see my inspection checklist.
  • Hills. Steep streets and driveways affect daily routines and may matter for some buyers' plans.
